Invoicing is sent out in December via the Timberline newsletter and mailed directly to each homeowner. Dues must be paid by January 31. The board may offer a payment plan, typically allowing for equal payments spread over three months.

What do my dues cover?
Your HOA dues fund the operation and maintenance of the pool, clubhouse, barn, tennis courts, common grounds, and street lighting. They also cover property insurance, liability insurance, Directors and Officers insurance, social activities, and applicable taxes.
Do our dues pay for road maintenance within Timberbrook?
No, road maintenance is covered by property taxes. The City of Broken Arrow maintains the entrance on 71st Street and streets in Timberbrook IV. Wagoner County is responsible for all other roads within Timberbrook.

What emergency services respond to Timberbrook?
Timberbrook IV receives all emergency services from Broken Arrow. For Timberbrook I, II, and III, fire and ambulance services are provided by Broken Arrow, while the Wagoner County Sheriff handles law enforcement. For life-threatening situations, Broken Arrow emergency services will respond.
